A rental points count provides insight into the quality of a rental property according to the Housing Valuation System (WWS). This takes into account, among other things, the size of the rooms (area), the WOZ value, the facilities in the home, and of course also the sustainability of the rental home. Special attention is paid to the energy label and the sustainability measures, which play a substantial role in this scoring.
In the Netherlands, the Home Valuation System (WWS) is used as a points system to calculate the maximum basic rental price of a home. The awarding of points is based on criteria such as the usable area, energy label, WOZ value and the facilities available in the home.

We measure the floor areas of a building according to the NEN 2580 standard.
A NEN 2580 measurement report includes information with measurement data of both rentable and non-rentable floor areas. A crucial element in such reports is the ratification by means of the NEN 2580 certificate. This report provides a detailed measurement of all floor areas within a building, in accordance with the NEN 2580 standard. NEN stands for Dutch Standard and offers definitions and determination methods for areas of sites with a construction destination. This data is displayed in a bill of quantities and can serve as a kind of reference framework for landlords, for example. In addition, a NEN 2580 measurement report is mandatory when purchasing and selling real estate, including homes and commercial properties.

From January 1, 2021, it is mandatory to have an energy label for all homes and commercial properties that are offered for sale or rent. This label provides insight into the energy efficiency of a building and can also be of value to homeowners who aim to reduce their energy consumption.
To obtain an energy label, you make an appointment with a certified energy advisor, who will carry out an energy measurement. This advisor analyzes energy consumption and determines which energy label applies. This is valid for a period of 10 years.
